ABOUT UNITY

Unity is a new award-winning development covering an area of 250 hectares (618 acres) in Doncaster, South Yorkshire.

Unity is one of the largest regeneration and infrastructure projects of its kind in the UK and is delivering a mixed-use development of regional importance.

Following completion of development, Unity will provide over 3,000 new homes in a broad range of settings and styles, a new town centre, offline marina, school and transport hub. There are over 85 hectares (210 acres) dedicated to a variety of new commercial uses.

Unity is situated in a prime strategic location on the eastern section of the M18/M180 motorway corridor, bounded by the Stainforth and Keadby Canal to the north, the settlement boundary of Stainforth to the west and the settlement boundaries of Dunscroft and Hatfield to the south, all surrounding the former Hatfield Colliery site.

Unity provides excellent access to the east coast ports at Immingham, Hull and Grimsby.

Outline planning permission has been secured for the Unity development, along with detailed planning for the new link road off Junction 5 of the M18 which opened in December 2020.

This new road ‘Unity Way’ provides a new 2.9 kilometre (1.8 mile) route from junction 5 of the M18 motorway (where the M180 joins the M18) to the existing residential development in Stainforth (at Waggons Way next to the former Hatfield Colliery site). In addition, the new road links to Hatfield (via Bootham Lane) to the south, thereby improving access to the motorway network for the residents of local communities.

Unity is supported by Doncaster Metropolitan Borough Council and Sheffield City Region which part funded the new link road and also by Homes England which is supporting the extensive programme of new build housing on site.

Unity is an ambitious project which aims to deliver 7,000 new jobs to the region through a wide range of employment opportunities and create a new community for South Yorkshire, transforming some of the most challenged wards in Doncaster. Unity will be transformational by stimulating economic regeneration, promoting social inclusion and improving the health and wellbeing of people living in the area through access to quality community and leisure spaces.
